A dynamic tertiary-sector offer

Boasting 1.6 million m² in office space, Marne-la-Vallée is reasserting its leading position in Eastern Paris.

Marne-la-Vallée’s tertiary-sector offer reasserts the gradual, regular progression it has been enjoying since 2008. This momentum across the area is supported by the Greater Paris project.

The rate of disposal (24 months) and observed rental prices have remained stable. In addition, the vacancy rate (6.7%) is slightly lower than that seen for the whole of Ile-de-France, confirming that the market is sound and balanced.

Existing and upcoming offer is concentrated around four major centres, enjoying direct public transport access (RER A and E, TGV) and a wide range of proximity services for employees, all within a safe and pleasant setting.

Directly linked to the Greater Paris momentum, the Noisy-le-Grand and Cité Descartes centres are naturally positioned as the designated hubs in the Descartes Cluster, Grand Paris' excellence cluster for urban sciences. In the near future, a further 200,000 m² in last-generation office space will be added to the existing 700,000 m², meeting the new standards expected by users.

Two service sector programmes of 25,000 m² and 30,000 m² are due to be delivered in the coming months.

For Bussy Saint-Georges and Montévrain-Val d’Europe, in addition to the adjoining TGV station, the working environment is becoming a decisive factor, closely related to a quality business lifestyle that reinforces the image sought by users.

Moreover, these areas enjoy substantial growth momentum based on business and leisure tourism supported by the creation of a world class dedicated cluster.
